Services Charges

We have experience in all elements of service charge management.

On a yearly basis we will provide the budget forecast and individual budget and service charge estimates. Yearly expenditure will be monitored on an ongoing basis and no work will be undertaken unless authorised.

Major works will be supervised as and where required by qualified surveyors.

All money relating to a specific block is kept in an account for matters relating to that block only and ensure the simple monitoring of balances, clarity and transparency. At no time is client money mixed with that of our own.

Interest on service charge balances is allowed to accrue in the service charge account to the benefit thereof.

Year end accounts are prepared and audited by external accountants and regular checks on such matters are undertaken by both the Royal Institution of Chartered Surveyors and the Association of Residential Managing Agents.

No work beyond that in the budget forecast is undertaken without consultation with a representative body and in accordance with regulations. Individual consultation is undertaken for any work which would require a contribution of £250 (two hundred and fifty pounds) for any flat or where a yearly contract would require a contribution of £100 (one hundred pounds) or more by any individual flat.

We employ a seven strong management team which has access to information on all blocks and buildings and who deal with personal enquiries. While there may be designated managers relating to a specific block we ensure that the management team is able to answer all queries and questions. In relation to general day to day management and maintenance, queries and problems can be addressed to the management team as a whole. We do not employ any automated systems and all enquiries, problems and telephone calls will be dealt with personally.

Receipts, invoices, accounts and budgets are available for inspection at our office on request upon receipt of reasonable notice.
